Once the Inspection Period has ended and the BINSR has been negotiated you are then on your way to Closing the Real Estate Transaction. However, there are still many activities that need to be preformed in between the Inspection Period and the actual Closing.

At this time the Title (or Escrow) Company should have already completed the Title Search and determined that the Property has Clear Title. They have also begun preparing the necessary documents to Transfer Title into the Buyer's name(s) or into the name of the entity in which the Buyer will be Holding Title. There are several ways to Hold Title in Arizona as I previously mentioned

If you are using
financing to purchase the property then you will want to make sure that the Lender is staying on top of the application and underwriting processes that are involved. Working with a Lender who is good at keeping you "In the Loop" during the whole process is very key. As I have said, if you do not have a person you can trust to provide you with financing I have several that I can recommend. By now your Lender should have already ordered and received the home appraisal. As a Buyer you are covered in the Arizona Real Estate Contract under the Appraisal Contingency, should there be any issues with the value of the appraisal.

Another thing you will want to take care of before the closing will be obtaining a Homeowners Insurance Policy. If you don't have someone that you use for insurance that is licensed in the State of Arizona then I have someone I can recommend for that as well.
